Dubai Investments has raised Dh1.9 billion ($529 million) from the sale of a 20 per cent stake in DIP Holding, pricing the offering at Dh1.12 a share and reopening the UAE's listing pipeline after a subdued year.
The final price sits in the upper part of the Dh1.10 to Dh1.15 range marketed to investors, valuing the company at Dh9.7 billion on listing. A total of 1.74 billion shares were offered, all of them existing stock sold by the parent, which retains 80 per cent of the business. No new capital was raised.
Bookbuilding closed on 3 November after a subscription period that opened on 27 October, with a minimum retail ticket of Dh5,000. The company said the deal was significantly oversubscribed across the entire price range. Shares are to be allocated on 10 November and begin trading on the Dubai Financial Market on 11 November.
Income is central to the pitch. DIP Holding is guiding to an expected dividend yield of about 7.5 per cent, with annualised payouts of Dh700 million for 2026, Dh725 million for 2027 and Dh750 million for 2028, distributed semi-annually. The company described the pricing as "a conscious decision by Dubai Investments to offer new shareholders of DIP Holding an attractive entry point, with a good dividend yield" — an acknowledgement that the seller left room on the table to secure a stable register.
"The strong demand from local, regional and international investors across the entire price range is a powerful endorsement of the business," said Khalid Jassim Bin Kalban, chairman of DIP Holding and chief executive of Dubai Investments.
The transaction is the first UAE IPO of 2026 and follows a thin year for new issues. UAE companies raised $1.1 billion through three listings in 2025, against $13 billion across the wider Middle East in 2024.
DIP Holding operates Dubai Investments Park, established in 1997 near Al Maktoum International Airport and Jebel Ali Port. The mixed-use district has about 1,000 primary tenants, 5,700 subtenants and more than 150,000 residents.
